Zapolski Real Estate, LLC needed to update the lighting at their Market of Wake Forest property. The property was equipped with outdated metal halide pole-mounted fixtures. These fixtures were inefficient, costly to maintain, and provided inadequate lighting, which raised safety concerns. GreenTech Solutions Group offered a turnkey Lighting as a Service (LaaS) package through its GreenShare Service Model to address these issues without requiring any capital investment.
The Market of Wake Forest is a 116,341 sq. ft. grocery-anchored retail center in Wake Forest, NC, hosting a mix of national, regional, and local businesses. With Wake Forest being recognized as one of the fastest-growing municipalities in North Carolina, along with its strong economic and traffic drivers, it was vital for GreenTech Solutions to upgrade the LED lighting system to improve safety while reducing costs.
Solution
The LED lighting upgrade for the Market of Wake Forest involved replacing 200W metal halide pole-mounted fixtures with highly efficient 200W LED fixtures. This upgrade significantly improved light levels across the property and reduced energy consumption. Additionally, photometric lighting design ensured uniform illumination throughout the area.
A cloud-based Bluetooth networked control platform was implemented, allowing for advanced lighting controls and remote monitoring of the equipment. The platform also enabled real-time energy reporting and optimization. The intelligent system provided occupancy-based scheduling to yield further energy savings. The collected data was analyzed to offer ongoing recommendations for optimization and system updates to enhance energy efficiency.
